How the moving budget is calculated

Your total upfront moving budget is the sum of five cost categories. Each is calculated independently so you can see exactly where your cash goes — and which line items are worth negotiating.

Total=Movers+Move-in+Overlap+Travel+Other

Lean estimate = total with the low end of the mover range (all other costs fixed). Comfortable estimate = total with the high end of the mover range. The mover cost is the most variable line item — deposit and rent costs are deterministic once you know your destination city.

Ranges are sourced from US market data and scaled by country multiplier (UK 0.7×, AU 1.1×, CA 0.95×). DIY includes truck rental and fuel estimate; professional includes labour, packing materials, and insurance.

Deposit rules are loaded per city: NYC/Boston add a broker fee (~1 month); Toronto/Ottawa apply Ontario's first + last month (no deposit); UK cities apply the 5-week cap; Australian cities apply the 4-week bond. Selecting a city auto-applies the correct rule.

Overlap rent
Overlap cost = monthly rent ÷ (52 ÷ 12) × overlap weeks

Dividing by 52/12 (≈4.333) converts monthly rent to a weekly equivalent. You can toggle whether you're paying origin rent, destination rent, or both during the overlap period. One week of overlap on a $2,500/mo apartment costs $577.

Security Deposit Rules by US State (2026)

Broker Fees: NYC and Boston vs Rest of US

New York City: tenant-paid broker fees of one month's rent (or 12–15% annual rent) are standard when using a listing agent. No-fee apartments exist but typically command higher rents. Boston: agent fees of one month's rent are common, especially for units listed by agents. All other major US cities: no tenant broker fees — the landlord pays the agent. Moving cost uses a 4×4 range table (distance band × home size) with separate DIY and professional columns. Mid-point is the default; Lean uses the low end; Comfortable the high end. Deposit logic: NYC/Boston apply broker fee + 1-month deposit; other US cities apply 1-month deposit only; credit score 750+ can reduce deposit to 0.5 months or none. Overlap rent = monthly rent ÷ 4.333 × weeks. All calculations update in real-time.
