How Much Does It Cost to Move from Toronto to Montreal? (2026 Budget)

401 movers, Montreal move-in with no security deposit, Toronto lease break fees, and Quebec tax — the real CAD you need before rent savings kick in. Budgets from $2,450 to $9,260+ with 2026 numbers.

Montreal rent is almost half Toronto's on a one-bedroom. The 401 drive is five hours, not five days. Here's the real CAD budget — and where Quebec tax takes some of it back.

You're not asking whether Montreal has better bagels than Toronto. You probably decided that when your lease renewal quoted $2,500 for a one-bedroom in Liberty Village and a friend in Plateau said they pay $1,400.

You're asking something more practical: How much cash do you actually need to get from a Toronto lease to a Montreal apartment without draining your savings before the first Quebec paycheck lands?

That's a different question. Montreal wins on rent in our benchmarks — but the movers bill, Toronto lease break, and Ontario deposit refund timing still hit your account before the monthly savings show up.

Let's build the real budget.

The Short Answer: Plan on $2,500–$7,500 CAD Up Front

Toronto to Montreal is ~541 km (~336 miles) on the 401 → 20 — a regional move, not a cross-country haul. Many people do it in a weekend.

For a typical renter moving from Toronto to Montreal:

Budget tierWhat's includedTypical total (CAD)
Lean DIYRental truck or trailer, gas, Montreal first month + utilities$2,000–$3,500
Standard moveSmall professional move (1–2 BR), Montreal move-in, travel, buffer$3,500–$6,000
Full resetFull-service movers, lease break, overlap rent, setup costs$5,500–$9,500+

Those ranges assume you're renting. Buying involves welcome tax and notary fees in Quebec — a different spreadsheet.

Our Toronto → Montreal relocation calculator rolls up salary, COL, and tax. City compare: toronto-to-montreal.

✦

Why Montreal (And Why People Actually Move)

Toronto → Montreal is one of Canada's busiest intercity corridors — students, creatives, remote workers, francophone professionals, and anyone priced out of Toronto's core.

Versus staying in Toronto: Toronto's COL index in our data is 118 vs 95 in Montreal — a 23-point gap. Median 1-bedroom rent in our housing benchmarks: ~$2,500 in Toronto vs ~$1,450 in Montreal. That's ~$1,050/month in rent relief on paper.

Versus Toronto → Vancouver or Calgary: Montreal is closer and cheaper to move to. No Prairie winter crossing, no Rockies, no 4,000+ km truck rental. You're looking at one tank of gas and a long Saturday, not a week in motels.

The tax trade: Quebec's provincial income tax runs heavier than Ontario's at the same gross in our engine — you'll take home less per dollar earned, not more. The move math usually works because rent savings dwarf the tax gap at typical salaries.

The language trade: Day-to-day life in Montreal is French-forward — especially for government services, leases, and many workplaces. Anglophones thrive in neighbourhoods like Mile End, NDG, and parts of downtown, but this isn't a cosmetic difference. Budget time for French paperwork and set expectations if your job is English-only remote.

Transit: Both cities can work without a car downtown. Toronto TTC runs ~$156/mo in our transport data; Montreal STM runs ~$97/mo — another small monthly win.

✦

Part 1: Getting Your Stuff to Montreal

Toronto to Montreal via ON-401 → QC-20 is roughly 541 km — 5–6 hours in a loaded truck, one day if you're efficient.

Route detailEstimate
Distance~541 km (~336 mi)
Drive time (loaded truck)6–7 hours; doable same day
Peak seasonMay–August and July 1 / Labour Day weekends cost more
Winter risk401 snow closures — budget a backup day Dec–Feb

DIY rental truck or trailer

For a studio or one-bedroom, a cargo van, 10-foot truck, or utility trailer on Toronto → Montreal typically runs $350–$750 CAD, plus fuel. Budget $80–$150 CAD in gas — this is not a cross-country diesel bill.

Many movers do Toronto Friday load → Montreal Sunday unload without a motel night. If you stop overnight, one night ($100–$150) is enough.

Moving containers

1-bedroom containers on Toronto → Montreal: roughly $800–$1,600 CAD — less common on this corridor because the drive is short.

Full-service movers

Home sizeFull-service (Toronto → Montreal)ContainerRental truck
Studio / 1 BR$1,200–$2,500$800–$1,600$350–$750
2–3 BR$1,800–$3,500$1,200–$2,200$450–$900
4+ BR$2,800–$5,000+$1,800–$3,200$600–$1,100

Get quotes from CAM-certified movers (Canadian Association of Movers). On a 541 km route, broker scams exist but DIY is realistic in a way it isn't for Vancouver.

✦

Part 2: Move-In Costs in Montreal (Where Quebec Rules Help)

Hauling a truck down the 401 is manageable. Securing a Montreal lease is where the monthly math starts smiling — especially compared to Ontario's upfront pattern.

Using our relocation housing benchmarks:

Line itemMontreal (1 BR)Toronto (1 BR)
First month's rent~$1,450~$2,500
Security deposit$0 (typical QC lease)—
Last month's rent deposit (Ontario)—~$2,500
Utility setup (electric, internet)~$280~$280
Subtotal before movers~$1,730~$5,280

Ontario allows a rent deposit equal to one month's rent — prepayment of the last month, not a damage deposit (Residential Tenancies Act). Many Toronto leases required first month + last month upfront when you moved in.

Quebec generally prohibits security deposits on residential leases — landlords cannot collect a damage deposit the way Alberta or BC do (TAL — Tribunal administratif du logement). Move-in is usually first month only plus utilities. That's ~$3,550 less upfront than Toronto's two-month pattern in our benchmarks.

City tools:

The deposit gap (in reverse): You're not writing a big Montreal deposit — but you still wait on Ontario to refund your $2,500 last-month's-rent deposit after move-out. Cash-flow timing matters even when Montreal move-in is cheap.

Monthly rent after you land: ~$1,050/month less on a one-bedroom in our data — that's the real prize.

✦

Part 3: Leaving Toronto (The Costs Nobody Posts About)

Breaking a lease early

Ontario tenants who leave early can owe rent until the unit is re-rented — the landlord must mitigate losses. In practice, many Toronto landlords negotiate a 1–2 month rent buyout. On a $2,500 one-bedroom, that's $2,500–$5,000 CAD out of pocket.

Standard notice for month-to-month tenancies is 60 days (RTA s. 44). Quebec leases often run fixed terms — read your Montreal lease carefully before you assume month-to-month flexibility on the other end.

Overlap rent

Paying both cities for 2–4 weeks is common when dates don't align. Budget $900–$1,800 CAD for overlap on a one-bedroom — less painful than Vancouver overlap because Montreal rent is lower.

Final Toronto bills

Last month's prorated utilities, hydro true-up, Presto pass cancellation — $150–$400 CAD is normal.

✦

Part 4: Montreal-Specific Costs After You Cross the Quebec Line

STM vs a car

Plateau, Rosemont, downtown, and Verdun work well on STM and Bixi. Downtown parking is expensive; many renters stay car-free longer than they would in suburban Toronto.

  • STM monthly pass: ~$97/month in our transport data
  • If you keep a car: insurance $150–$280/month, parking $100–$250/month in core neighbourhoods
  • Gas: $80–$150/month for light commuting

Vehicle registration and licence

New Quebec residents should switch their driver's licence and registration promptly — Quebec operates SAAQ (moving to Quebec). Budget $250–$550 CAD for a typical vehicle including registration and insurance transition.

GST + QST vs HST at checkout

Quebec charges 5% GST + 9.975% QST (~14.975% combined) on most goods and services. Ontario's 13% HST is slightly lower at checkout. On $3,000 in move-in furnishings, that's roughly $60 more tax in Quebec — small next to rent savings.

Heating and older buildings

Montreal's housing stock is older. Winter heating in a plateau walk-up can run $100–$200/month for electricity and gas — budget for drafty windows and shared heating quirks.

Renters insurance

$20–$40/month — increasingly required at lease signing. Quebec leases are often in French; ask for an English summary or translator for the binding terms if you need one.

CRA moving deduction (for most people)

Most employees cannot deduct moving expenses unless they meet strict CRA rules (generally moving 40+ km closer to work and passing the 50-km test). Check CRA Line 21900 before you assume the haul is deductible.

✦

Part 5: When Does the Move Pay for Itself?

The move costs thousands once — not tens of thousands. Lower Montreal rent saves you every month — even after Quebec's heavier provincial tax.

Our 2026 paycheck engine (single filer; Ontario federal + provincial; Quebec federal + provincial):

Gross salary (CAD)Toronto (ON) take-homeMontreal (QC) take-homeON edge (annual)
$100,000~$71,960~$68,263~$3,700
$120,000~$85,061~$80,338~$4,700
$140,000~$96,825~$91,060~$5,800

Ontario take-home runs ~$310–$480/month ahead at those salaries — Quebec tax is real.

On housing: $2,500 Toronto vs $1,450 Montreal saves ~$1,050/month (~$12,600/year) in our benchmarks. Rent savings beat the tax gap by ~$600–$700/month at $100k–$140k gross in this model.

Stack rent + tax and a $3,500–$5,000 CAD move can break even in 4–7 months — if your Montreal salary didn't drop $15k and you're not paying Plateau prices on a Laval budget.

COL equivalence: Toronto $118k gross roughly maps to ~$95k in Montreal for the same comfortable band in our relocation model (118 × salary / 95). If Montreal pays the same gross as Toronto, you're often ahead. If it pays $95k vs $118k, you're roughly even on purchasing power.

How to Shave Real Money Off the Bill

  1. Move mid-month or mid-week. Short-haul quotes spike on June 30 / July 1 and month-end weekends.
  1. Look at Rosemont, Villeray, or Verdun if Plateau rents sting — $150–$350/month below core Mile End listings in many markets.
  1. Sell bulky furniture in Toronto. A $400 Kijiji couch beats paying movers to haul IKEA across the 401.
  1. Time your lease overlap. One avoided month saves $1,450–$2,500+.
  1. Negotiate a relocation stipend. Even $2,000–$4,000 CAD from an employer covers most of a regional move.
  1. Don't ignore Quebec tax on the offer letter. Same $100k gross in Montreal means ~$3,700 less take-home than Toronto in our engine — rent still wins, but run the relocation calculator.
  1. Read the lease language. Quebec leases are often French-only; know what you're signing.
  1. Consider Ottawa as a middle ground if you want Ontario tax with lower rent — our Toronto → Ottawa compare exists if you're on the fence.
✦

The Bottom Line

Moving from Toronto to Montreal is a regional move, not a cross-country odyssey. For most renters, $2,500–$7,500 CAD in cash is the honest planning range — movers or truck rental, Montreal move-in, Toronto lease break, overlap, and a buffer for the Ontario deposit refund timing.

Montreal wins on monthly math for most Toronto transplants: ~$1,050/month in rent savings on a one-bedroom in our benchmarks, minus ~$310–$480/month in Quebec's heavier tax at typical salaries — still ~$600–$700/month ahead on the spreadsheet. Move-in is cheaper too: no security deposit on a standard Quebec lease is a genuine upfront gift.

Build the budget first. Compare salaries second. Then decide if Montreal at $95k beats Toronto at $118k for the same lifestyle band — our Toronto → Montreal relocation calculator exists for exactly that conversation.
