Half your LinkedIn feed already made this move. The other half is still in a San Francisco lease doing the math at midnight. Here's the SF → Austin budget.
You're not asking whether Texas has no state income tax. You know that part.
You're asking: If I'm leaving San Francisco specifically — not LA, not San Jose — how much cash do I need to get to Austin, sign a lease, and not go broke waiting for California to send my deposit back?
That's the question this post answers.
*(For California-wide numbers including LA, see Moving from California to Austin. For ongoing COL after you land, see San Francisco vs Austin Cost of Living.)*
The Short Answer: Plan on $8,000–$16,000 Up Front
San Francisco to Austin is ~1,757 miles — one of the highest-volume tech relocation corridors in the country.
For a typical renter moving from San Francisco to Austin:
| Budget tier | What's included | Typical total |
|---|---|---|
| Lean DIY | Rental truck, gas, Austin deposit + first month, utility hookups | $7,500–$10,500 |
| Standard move | Professional movers (1–2 BR), Austin move-in, travel, buffer | $10,000–$15,000 |
| Full reset | Full-service movers, SF lease break, overlap rent, car setup | $14,000–$20,000+ |
Leaving San Francisco costs more on the California side than leaving LA — last month's rent upfront is common on SF leases, and lease buyouts run higher on $3,200+ one-bedrooms.
Our SF → Austin relocation calculator puts direct move costs (movers, travel, setup) around ~$3,600–$4,200 for a one-bedroom renter — but Austin first month + deposit adds another ~$3,700 before you sleep in your own place.
Why Austin Specifically (Not Just "Texas")
The Bay Area exodus headline is old. The spreadsheet still matters.
Versus Dallas or Houston from SF: Austin is the city most SF tech transplants actually target — Apple, Meta, Google, Tesla, and the startup layer all have presence here. Austin rents run higher than other Texas metros — ~$1,700/mo median one-bedroom in our benchmarks vs ~$1,600 in Dallas and ~$1,400 in Houston — but the job market density is why people pick Austin over cheaper Texas landings.
Versus San Francisco: Austin's COL index in our data is 98 vs 165 in San Francisco. Median 1-bedroom rent: ~$1,700 in Austin vs ~$3,200 in SF in our move-out benchmarks. California stacks state income tax + 1.3% SDI on wages; Texas has no state wage income tax.
The 2026 reality: Austin rent grew fast post-2020. You're saving compared to SF — not compared to 2015 Austin. And SF salaries don't always port 1:1 — run the offer before you celebrate.
Part 1: Getting Your Stuff to Austin
San Francisco to Austin is roughly 1,740–1,757 miles via I-5 South into I-10 East through Arizona and New Mexico, then I-35 North — a 3–5 day drive in a loaded truck. moveBuddha's SF → Austin route prices the corridor at ~1,757 miles for interstate quotes.
DIY rental truck
For a studio or one-bedroom on SF → Austin, moveBuddha's 2026 route data puts rental trucks at roughly $1,242–$3,550, plus fuel. Budget $550–$700 in diesel for a loaded truck on the full corridor.
Plan 2–3 motel nights ($80–$150/night) — I-10 through West Texas is long and boring. Don't try to hero-drive a loaded 26-footer in one shot.
Moving containers
1-bedroom containers on SF → Austin: roughly $1,699–$6,598. Good if you won't drive a box truck but don't want full-service pricing.
Full-service movers
| Home size | Full-service (SF → Austin) | Container | Rental truck |
|---|---|---|---|
| Studio / 1 BR | $2,786–$5,996 | $1,699–$6,598 | $1,242–$3,550 |
| 2–3 BR | $3,672–$8,403 | — | $1,413–$2,901 |
| 4+ BR | $6,918–$12,083 | — | $1,713–$3,575 |
Broader CA→TX corridor quotes run $1,430–$6,030 for a 1-bedroom — SF→Austin is at the long end of California origins (~200+ miles farther than LA→Austin).
Peak season (May–September) and end-of-month dates push quotes up. Mid-month moves in fall or winter often run 15–30% cheaper.
Verify every mover at FMCSA's USDOT lookup before you wire a deposit. SF→Austin is a high-volume scam route.
Part 2: Move-In Costs in Austin
This is where Bay Area transplants feel the relief — or don't, if they picked a premium zip code.
Using our Austin move-out benchmarks (~$1,700/mo average 1-bedroom):
| Line item | Austin (1 BR) |
|---|---|
| First month's rent | ~$1,700 |
| Security deposit (1 mo typical) | ~$1,700 |
| Utility setup (electric, internet) | ~$280 |
| Subtotal before movers | ~$3,680 |
Texas has no statutory cap on security deposits (Texas Property Code Chapter 92), but one month's rent is standard in Austin. Landlords must return deposits within 30 days of move-out with an itemized deduction list.
No broker fee and no last-month-upfront requirement in our Austin model — unlike San Francisco, where last month's rent upfront adds a full month of cash on move-in and on move-out planning.
Austin vs other Texas cities on move-in cash:
| City | 1 BR rent (benchmark) | Typical move-in (first + deposit + utils) |
|---|---|---|
| Austin | ~$1,700 | ~$3,680 |
| Dallas | ~$1,600 | ~$3,480 |
| Houston | ~$1,400 | ~$3,080 |
City tools:
The deposit gap: California landlords must return deposits within 21 days of move-out (Civil Code §1950.5). Since AB 12 (effective July 1, 2024), security deposits are capped at one month's rent — that helps on new leases, but you still pay Austin before California refunds you.
Part 3: Leaving San Francisco
Last month's rent upfront
SF leases often require first month's rent + last month's rent + deposit on move-in. That's three months of rent before you unpack — on a $3,200 one-bedroom, that's $9,600 in move-in cash alone if you're signing fresh in SF before you leave. Factor what you already paid vs what Austin needs.
Breaking a lease
Mid-lease departure can trigger full rent liability minus landlord's duty to re-rent (Civil Code §1951.2). Many landlords settle for 1–2 months' rent. On a $3,200 SF one-bedroom, that's $3,200–$6,400 out of pocket.
Overlap rent
Paying both San Francisco and Austin rent for 2–4 weeks is common when dates don't align. Budget $1,600–$3,200 on a one-bedroom — more if you're overlapping $3,200 SF rent.
Final California bills
Last month's prorated utilities, PG&E true-up, parking pass cancellation — $200–$600 is normal.
Part 4: Austin-Specific Costs After You Land
You'll need a car
Unlike much of SF where BART + Muni cover daily life, Austin is a car city for most residents. Budget:
- Auto payment / cash purchase if you were car-light in SF
- Insurance: typically $120–$200/month in Austin
- Gas and parking: varies by neighborhood; downtown parking adds $100–$250/month
Vehicle registration
Texas requires new residents to register within 30 days (TxDMV). Budget $300–$800 for a typical car including title/registration fees and 6.25% sales tax if applicable.
Summer electricity
Texas AC runs hard May through September. Budget $150–$200/month for electricity in most Austin apartments.
Renters insurance
$15–$22/month nationally for basic coverage — Austin landlords increasingly require proof at lease signing.
If you're buying in Austin later
Travis County property taxes often run 1.8%–2.4% of assessed value — Texas recoups on the property bill what it skips on wages. Renters can ignore this for now; buyers should read San Francisco vs Austin before house-hunting.
No IRS moving deduction for civilians
Only active-duty military can deduct moving expenses federally (IRS Topic 455). Employer relocation packages are the main tax-advantaged help.
Part 5: When Does the Move Pay for Itself?
The move is a one-time bill. No California state income tax in Texas is a monthly deposit — if your gross salary holds up.
Our 2026 paycheck engine (single filer, standard deduction; California state tax + 1.3% CA SDI per EDD; Texas has no state wage income tax):
| Gross salary | California (SF) take-home | Austin (TX) take-home | Extra in TX (annual) |
|---|---|---|---|
| $100,000 | ~$72,794 | ~$79,180 | ~$6,400 |
| $150,000 | ~$102,105 | ~$113,791 | ~$11,700 |
| $165,000 | ~$110,767 | ~$124,044 | ~$13,300 |
On rent: $3,200 SF vs $1,700 Austin saves ~$1,500/month (~$18,000/year) in our benchmarks.
A $10,000–$14,000 move can break even in 5–8 months from tax + rent — if your Austin offer didn't drop $25k and you're not paying South Congress rents on a Round Rock budget.
The cheat code: remote work paying Bay Area rates while living in Austin. That's when the spreadsheet stops being close.

How to Shave Real Money Off the Bill
- Move off-peak — October–March quotes on SF→Austin are consistently lower.
- Look at Round Rock, Pflugerville, or Cedar Park if commute allows — rent can run $200–$400/month below central Austin in many listings.
- Sell heavy furniture before you leave San Francisco — IKEA in Austin exists for a reason; hauling a couch 1,757 miles is expensive.
- Avoid one month of overlap rent — that's $1,700+ in Austin and $3,200+ in SF.
- Negotiate relocation — even $3,000–$5,000 from an employer changes the math.
- Verify the salary — Austin comfortable salary in our model is ~$98k vs ~$165k in SF. A $20k–$30k gross cut from Bay Area pay can erase the tax win. Run both numbers before you sign.
The Bottom Line
Moving from San Francisco to Austin isn't a $500 U-Haul and breakfast tacos. For most renters, $8,000–$16,000 in cash is the honest planning range — 1,757-mile movers, Austin move-in costs, SF lease break, car setup if you were BART-dependent, and a buffer for the deposit gap.
Austin still wins on monthly math for most Bay Area transplants: ~$6,400+/year in tax savings at $100k gross, plus ~$1,500/month in rent savings vs SF in our benchmarks. But the move bill is due before those savings arrive — and the same role often pays less in Austin than SF.
Build the budget first. Compare offers second. Then decide if Austin at $130k beats SF at $165k — that's what the relocation calculator is for.
